Nashville rent: Down in Davidson County while rising in the suburbs

NASHVILLE, Tenn. (WKRN) — A new report from Zumper shows the price people are paying to live in Middle Tennessee is going down in Nashville, but rising in the suburbs.

The statistics for January 2024 show the price of one bedroom units in Nashville fell 0.6% to $1,730, while two bedroom units dropped 1.5% to $1,920.

That’s still above average for Tennessee’s median one-bedroom rent, which was $1,159 last month.

Looking throughout the region, the most expensive place to rent a one-bedroom was Brentwood, with one-bedrooms priced at $1,870. Brentwood was followed by Nashville, then Franklin (a jump of 1.8%), and Murfreesboro (a jump of 4.7%) rounding out the top four.

Columbia had the fastest growing rent, up 17.1% since this time last year.

The least expensive: Cookeville and Clarksville, with median one-bedroom rent under $1,000.

This report comes as the second-annual Day on the Hill for Housing and Homelessness happened Tuesday, February 21.
